Raines Property Management currently has lots for rent. Please call for availabilities and current pricing at Parkview Estates. Parkview Estates is conveniently located between Christiansburg and Radford off Radford Road on Blair Street.
Rules and Regulations for Parkview Estates:
- Each unit moved into the park must be less than 10 years old
- The park owner or property manager shall approve the style, size & quality of the mobile home or other structure to be placed on the mobile home lot & prescribe reasonable requirements governing the condition of occupancy.
- The home shall be moved in or out at such favorable weather periods as may be mutually agreed upon.
- Each unit must be underpinned with vinyl skirting within forty – five (45) days from the lease beginning date. No metal skirting is allowed. The underneath of the unit (wheels, etc) must not be seen by the public.
- Each home is to have a front deck, no smaller than 4’x6’, with permanent steps to the ground and a rear deck, no smaller than 4’x4’ with permanent steps to the ground.
- Each unit has its own water meter and each renter shall pay for all water, sewer, electric, telephone and other services.
- There shall not be more than four persons (including children) or more than three unrelated (by blood or marriage) persons living in each unit.
- Resident agrees to maintain premises and all parts thereof, in good condition and repair. Driveways, patio covers & storage sheds may be added only with written permission of park owner or property management company. All buildings must be permanent and consist of metal, vinyl or wood structure. It must be painted and pleasant in appearance at all times. It must also be at the rear of the lot.
- Resident agrees to properly cultivate and care for the lawn, shrubbery, trees and grounds. This includes around the home, building, around & under decks plus all banks and/or ditches situated on the lots which are rented.
- All garbage and trash must be placed in trash receptacles; not just trash bags outside and must be neatly arranged with proper covers and be located at the side or rear of the home with their visibility minimized.
- No oil drums, outside propane tanks, window air conditioners, ham radio or TV towers, discs or antennas may be used on any lot without written consent of park owner or property management company.
- No large lawn ornaments, swimming pools or trampolines permitted on the lot.
- Woodpiles, fences, gardens, playground equipment, outdoor heating & cooling equipment are only allowed with permission from park owner or property management company and if approved must be placed only at the side or rear of the house must be kept in a neat and orderly fashion.
- No pets without written permission from the park owner or property management company. No animals, live stock, or poultry of any kind shall be raised, bred or kept on any lot. ONLY indoor dogs and/or cats as households pets, up to a maximum of two (2) will be permitted. No pet shall be allowed outside the mobile home unless said animal is accompanied by the resident, is on a leash, and is confined to the mobile home lot of the resident. No pet shall be left outside unattended by the resident at any time. Unattended pets or disturbing noise by the pet will require the resident to remove the pet from the premises.
- No obnoxious or offensive behavior and/or activities including the sale of intoxicating beverages or illegal drugs including narcotics shall be carried on at any lot or anywhere upon Parkview Estates. At any time if the park owner or property management company has reason to do so, he reserves the right to ask any individual to move or vacate the premises by giving them a thirty (30) day notice. Any reason would include, but not limited to, a ruckus or disturbance among the neighbors or any kind of act that is disturbing and annoying to the neighborhood or any other undesirable reason that may occur.
- Disturbing noise is not allowed at anytime. Vandalism, gambling or drunkenness will not be tolerated. No alcoholic beverages are to be consumed in the mobile home park outside of the resident’s home.
- The discharge of firearms, including pellet guns, air rifles plus bows & arrows are strictly prohibited within the park grounds.
- No wrecked, unlicensed or oversized vehicles shall be allowed on any of the lots. If non – complying vehicle(s) are not removed from the premises within five (5) days of notification by park owner or property management company, said party may hire someone to tow the vehicle at the resident’s expense. No major auto repairs and/or maintenance shall be conducted on the premises.
- All vehicles are to be kept off the lawns at all times.
- No overnight parking of tractor – trailers, farm equipment, construction equipment, buses, heavy equipment.
- Personal campers and recreational vehicles are not allowed to be kept on the premises.
- Residents agree not to erect or display any business signs either on the lot or within the home unit.
- Flagpoles, display of flags and banners are not permitted. However if residents put them up the property owner and the property management company reserve the right to have them removed.
- No mobile home space in the park shall be sublet, unless written permission is given by park owner or property management company. Should you decide to sell your mobile home; please notify the property management company.
- The park owner or property management company shall not unreasonably refuse or restrict the sale of a mobile home located in this mobile home park by a resident. Prior to selling the mobile home, the resident shall give notice to the property manager, including but not limited to, the name of the prospective purchaser if the prospective purchaser intends to occupy the mobile home in the park. The park owner or property management company shall have the right to refuse the applicant if said applicant desires to occupy the mobile home in Parkview Estates.
- When moving the home off the lot, the lot must be left clean and all boards tie downs, etc must be removed.
- It is expressly agreed, between the parties hereto, that if default be made in payment of the rent agreed in the Lease Agreement is not kept by the resident, it shall be lawful for the owner, or the legal representatives of the owner, at any time thereafter, at the election of said owner or the legal representative thereof, by statutory notice, to declare the Lease Term ended, and to re – enter said premise, or any part therefore, under the process of law, and the said resident or any person or persons occupying the home, to expel, remove and haul said home from the premises, using such force as may be necessary so to do, and the said premises again to repossess and enjoy, as before the rent or preceding breach of agreements, said resident hereby expressly waiving all rights to any notice or demand under any statute in the state, relating to forcible entry and detainer, and said resident further covenants and agrees that the owner or the representatives or assigns of said party, shall have, at all times, the right to take legal action for rent due, and shall have a valid and first lien upon all property so said resident as security for the payment of the rent herein reserved.
- It is understood between the parties that these rules and regulations are a part of the Lease Agreement. Park owner or property management company may alter, add or amend said rules and regulations from time to time but said changes shall not take effect unless printed and has been hand delivered to unit by handing directly or posting on the door of the home or mailed to the residents address.
- The Lease Agreement, Lease Addendum and these Rules & Regulations are subject to the Mobile Home and Tenant Act along with the Virginia Landlord and Tenant Act as applicable.
